Hmm – sounds a bit like our loft, also described as a bedroom/study/playroom by the estate agents (it’s boarded nicely with windows, electric sockets and shelving), but as a loft by the surveyors, as structurally that’s all it is. We have used it to sleep people though. Roof hasn’t fallen in yet 😉
Well ours was described as a store room, when infact it has two good bedrooms that were the original servants quarters!
I think it depends upon the building regs as to what they can call it.

well, the attic room does look like a bedroom, but prob hasn’t got the requisite planning permission to call it that.

Yeah and be really careful. We had one like that in our old house and the buyers wanted to know if it had building regs. It didn’t, the council came to inspect and said it had to be taken out and restored to a loft because of various issues like the floor not being strengthened and the stairs being too steep. Which then made the buyers pull out and we had a heck of a job selling after that 🙁 DH had been using it as a study and the people we bought from had used it as a double bedroom so there was no practical issue at all. We would never buy one again just in case!
